What Maintenance Can and Cannot Do
A maintenance visit checks how the system is operating, evaluates applicable safety items and common problem areas, and documents what we find. That can identify and reduce some problems before they become breakdowns — but it cannot prevent every failure. Parts fail, sometimes without warning. We will not promise otherwise, and we do not attach guaranteed savings percentages or lifespan claims to a service visit.
We also will not hand you a universal service interval. The right cadence depends on the equipment, how much it runs, the environment it lives in, the manufacturer’s guidance for that model and the current condition of the system. A unit running most of the year in a dusty environment is not on the same schedule as a lightly used one.

What We Evaluate
Diagnose first, recommend second. Every item below is something we observe or measure rather than assume.
Operation Under a Real Call
We run the system in the modes that apply to it and watch start-up, run and shutdown. A system can look fine at rest and misbehave under load.
Safety Items for That Equipment
Which safety checks apply depends on what is installed — combustion equipment, electric equipment and heat pumps each have their own. We follow the equipment, not a template.
Airflow & Filtration
Filter condition and fit, whether the filter rating suits the airflow this system needs, blower operation and coil condition. Airflow problems can make an otherwise sound system underperform.
Electrical & Controls
Connections, contactors, capacitors, motor operation, low-voltage wiring and thermostat or controller behavior checked against what the equipment is actually doing.
Condensate & Drainage
Pan, drain line, slope, termination and float switch. Blocked condensate is a preventable reason a cooling system can shut itself down.
Refrigerant Circuit Conditions
On systems with a refrigerant circuit, operating conditions are evaluated with instruments. A system does not consume refrigerant, so a low charge can indicate a leak or an incorrect prior charge; it should be diagnosed rather than simply topped off.
Scope Depends on the Equipment
A gas furnace, an air conditioner, a heat pump, a ductless system and a commercial package unit do not share a checklist. A program that applies the same list to all of them is not really inspecting any of them.
- Gas furnaces: burner and heat exchanger area, venting and the safety controls that shut the equipment down when something is wrong.
- Air conditioners: coil condition, airflow, electrical components and refrigerant circuit operating conditions.
- Heat pumps: defrost operation, reversing valve behavior, staging and how supplemental heat is being called.
- Ductless mini-splits: per-zone indoor units, washable filters, blower wheels, condensate handling and how each zone responds to a call.
- Commercial package and rooftop units: cabinet and panels, belts and motors where present, economizer and outside-air components, and per-unit documentation.

Commercial Maintenance
A business may have multiple units of different ages, different histories and different run patterns, sometimes on a roof and on a schedule that has to work around operating hours. The value of a commercial program comes from per-unit records: knowing which unit is which and what has happened to each one over time.
Over multiple visits, that record can support capital planning by showing the condition, repair history and recurring issues for each unit. That gives the business better information for budgeting and replacement planning instead of relying on memory or a single emergency visit.

When Maintenance Turns Into Something Else

Repair versus replacement is never decided on age alone. When a system has a documented repair history and the economics have shifted, our installation and replacement process starts with a load calculation rather than a swap of what was already there. Some comfort complaints found during maintenance — uneven rooms, short cycling, airflow noise — point at design or distribution instead, which is evaluated as part of that process.
